Fix What Can Be Fixed
Concrete repair and leveling can add years to a driveway, walk or patio for a fraction of the cost of new concrete, but only when the slab is a good candidate. In Fort Wayne, the common problems are panels that have sunk as wet soil softens in spring, surfaces that flake after winters of freezing and salt, and cracks that let water reach the base. We look at the cause first, then tell you whether lifting, resurfacing, crack sealing or replacement is the right answer.
Leveling sunken slabs
When a panel has dropped but is still in one piece, it can often be raised back into line. Mudjacking pumps a cement-based slurry under the slab through small holes; polyjacking uses expanding foam through smaller holes. HomeGuide's leveling guide puts mudjacking at $4 to $9 per square foot and polyjacking at $8 to $25, with most contractors charging a minimum of $300 to $700 or more. It says professionally leveled concrete lasts 5 to 10 years or more, with mudjacking typically 5 to 7 years, and that good drainage helps it last.
Leveling works best for walk panels, patio sections and driveway panels near the garage. It does not fix a slab that is cracked into pieces or crumbling.
Resurfacing worn concrete
If a slab is solid and level but the top has scaled or pitted, a resurfacing layer can give it a new face. HomeGuide's resurfacing guide lists $3 to $5 per square foot for a basic driveway overlay and $3 to $7 for patios and walkways, and says resurfaced concrete lasts 8 to 15 years before it needs repairs. The same guide says to replace instead when there are large cracks, crumbling, spalling or structural problems, or when the new layer would need to be more than 2 inches thick.
Crack sealing
Filling cracks keeps water and salt out of the base, which slows further damage. HomeGuide lists crack filling at $0.50 to $3 per linear foot and notes that cracks wider than a quarter inch can point to deeper problems. We clean out the crack, fill it with a flexible sealant, and tell you if the crack pattern suggests something bigger, such as a failing base or water from a downspout.
Partial replacement
Sometimes the best answer is to cut out and replace just the broken panels. We saw-cut along joints, remove the damaged sections, repair the base and pour new concrete doweled into the sound slab next to it. New concrete will not match the color of old concrete exactly at first, so we talk through where the seams will be.
Public walks and approaches
If the problem is in the public sidewalk, yard walk, drive approach or curb inside Fort Wayne city limits, the City's 50/50 Cost-Share program may cover half the replacement, with the City's contractor doing the work. The City's 2026 plan, reported by WOWO, also included $200,000 for trip-hazard elimination and leveling. Call the Right-of-Way Office at 260-427-6155 to ask about your address.

Concrete Repair & Leveling Questions
Is mudjacking or foam better?
Foam uses smaller holes and is lighter, and HomeGuide notes polyjacking often lasts longest, but it costs more ($8 to $25 per square foot versus $4 to $9 for mudjacking). For a walk panel or patio section with good drainage, mudjacking is often enough.
Can flaking concrete be fixed?
If the slab is sound and level and the flaking is shallow, resurfacing can restore it. If the scaling is deep and widespread or the slab is cracked through, replacement is the better value.
Why did my slab sink?
Usually the soil under it washed out or softened, often from a downspout, poor slope or freeze-thaw. Lifting the slab without fixing the water source tends to mean it sinks again.
How long does concrete leveling last?
HomeGuide says professionally leveled concrete lasts 5 to 10 years or more, with mudjacking typically 5 to 7 years. Good drainage makes the biggest difference.
